We’re dedicated to finding you a property and our Initial Instruction Fee includes:

Discussion – we’ll spend time with you, finding out what you’re looking for and your unique requirements. We’ll really uncover what you are looking for if we are finding a property for you. We’ll find out what your priorities are, what your compromise is, and everything about what you want in a house and local area to be able to create the home and lifestyle your move is for.

Buying a property is a big decision, involves a lot of hard-earned cash, takes time, can be an added stress to an already busy life, sometimes bringing challenges along the way.
We’re here to take on the search and worry. Our services include managing the process and completing on the home that you’re looking for, dreaming of or need.

Report
Preparation and presentation of a thorough report that will include everything relevant to you including but not limited to:
A summary of the area/town/village
Schools (catchment areas, Ofsted rating, local knowledge)
Local amenities (shops, places of worship, bus routes etc)
Healthcare
Transport links
Commuting Information
Clubs / hobby groups (children / adults)

Research
We’ll scour the market, speak to our contacts and find what’s available and when. We leave no stone unturned to get ahead of the market to find the gem you are looking for.

Shortlist
We’ll give you an initial list of suitable properties to look through and consider – and some may not be what you were expecting, but we are here to stretch the brief and every so often the perfect home we find for a client wasn’t what they initially dreamed of and briefed us with.
We can visit properties to report back to you, take photos pr videos, or arrange a live call when we are at the property for you to look around with us, asking any questions as if you were there.

Fee: Fees from 1% of the property purchase price, payable upon successful exchange of contracts.

Private consultation
If you are looking for advice on an existing purchase or would like our help to get ready to buy or sell, we can offer a private consultation to give you an overview or more details, bespoke advice.
Our property sourcing services are available from £50 per hour, providing expert support tailored to your individual requirements. From identifying off-market opportunities to carrying out detailed property searches, we can assist across all areas of property acquisition.

Negotiation Service
Found the perfect property but need an experienced professional in your corner? We can act on your behalf to negotiate the purchase price and terms, ensuring you are in the strongest possible position throughout the transaction.

Fee: 0.5% of the agreed purchase price, payable on successful exchange of contracts.

Purchase Progression

Once your offer has been accepted, we can manage the purchase process on your behalf through to completion. Property transactions often involve multiple parties, tight deadlines and extensive paperwork, all of which require careful monitoring to keep the process moving smoothly.

We liaise with estate agents, solicitors, mortgage brokers, surveyors and other relevant parties, proactively following up on progress, resolving issues where possible and helping to minimise delays. Our aim is to keep your purchase on track while reducing the time, stress and administration involved.

Fee: From 0.5% of the agreed purchase price, tailored to your individual requirements and the level of support needed.
